In 2006 a masterplan for the Rosedale Estate residential subdivision was developed, placed on public exhibition and adopted by Upper Hunter Shire Council.
Council developed 17 residential lots in Stage 1 in 2007, creating the Rosella subdivision.
With only two lots remaining of the 17, Council is now considering the development of the next stage of this site with three options, of between six and ten lots being released, neighbouring the original 17.
The land would include kerb and gutter, electrical supply, water mains and internal sewer connections.
Manager of Business Enterprise and Tourism Sean Constable said the measured growth of the Rosedale Estate was an investment in Murrurundi’s future.
“Development of residential land is an expensive exercise and should only be undertaken when there is a market and a business case for the development.
“The sale of the Rosella Street lots has been slow but consistent over the last decade and it is now a desirable neighbourhood, an attractive, kerbed and guttered street with homes that meet modern building standards.
“Rosedale offers those who wish to build new homes, a different option to what has traditionally been available in Murrurundi,” Mr Constable said.
“Having ruled out land development in areas that are flood-prone, have drainage issues or remnant vegetation, development for housing is only be considered where appropriate.
“As this residential land is adjacent to the Rosedale Sports Complex, Council has consulted with the King of the Ranges Committee, which is the major single user of the complex, to minimise any impact on the festival and other users.
“Council understands the importance of local community events and the positive impact these have for local businesses.
“There is sufficient land to allow both community activities and residential development within the site.”
The plans for land development at Rosedale Estate can be viewed on Council’s website, upperhunter.nsw.gov.au under ‘Hot Topics’ or at Council offices.
Written submissions are due by January 29 2018, addressed to the General Manager.
